a. What makes a good headline?

As it might happen, your place might not offer anything that sets it apart from the competition. In this instance try something comical or even eccentric as your click-through rate is the priority.
b. How to write an incisive description?
Start by describing each room and point out the basic amenities your place offers. What makes your home stand out? An award winning comfortable mattress or a smart 4K 55” flat screen TV? Make sure to point it out in your description.

By listing all the amenities with their brand names, I target the high-end consumer I want to attract. Then I relate the amenities to an experience, as this is what differentiates my property from a hotel.
If your place is located in a competitive area, think of something unique you can highlight in your listing that will enhance the experience of your guests.
For example, you might offer a bike for the guest to use while exploring the city, or if you are in a mountain location, during summer you could provide a map with the trails in the area and during winter you could offer your old skis for the guests to hit the slopes.
All these perks are relatively cheap and will help you attract more inquiries.
In closing, we advise that you create a call to action. If the browser has reached this point of your description that means they are interested in your property. Ensure that you encourage them to send you an enquiry before they move on to the next listing.
“I am always looking forward in providing a great experience to my guests. Email me to see if we can work out a deal for your budget” - while this might open the door for some negotiation from the guest, it is especially powerful if you have just started.
